New Life for a Corporate Campus
Part of River Place Corporate Park in Northwest Austin is slated for a major change. A developer’s proposal to introduce housing and outdoor recreation on the 48-acre site earned approval from the City of Austin’s Zoning and Platting Commission on July 1. The project still requires final authorization from City Council.
The property sits just off RM 620 and RM 2222 at 6500 River Place Boulevard. It is currently zoned for research and development, with seven existing office buildings. The recent zoning amendment would allow multifamily residential use along with sports and recreation facilities.
What the Plan Includes
According to filings with the city, the developer intends to remove two of the office buildings to make room for a mixed-use section featuring:
Up to 330 multifamily units
Pickleball courts
Landscaped green space
A children’s play area
On-site parking
City documents note that the redevelopment will not increase impervious cover, meaning the share of the land covered by pavement or structures will remain the same.
Community Reaction
The entrance to the River Place neighborhood borders the project site, and the homeowners association has been involved in negotiations. HOA president Chris Mayfield said the group supports the plan as it currently stands.
“We have made a lot of progress on coming to an agreement,” Mayfield said, adding that the HOA could revisit its stance if the terms change significantly before the agreement is finalized.
A Strategic Shift
If completed, the project would signal a broader shift for the site from an office-heavy park to a mixed-use development with residential options and recreational amenities, responding to Austin’s growing demand for housing while introducing community-focused features.
