While most areas saw homes spend fewer days on the market, ZIP code 78733 experienced a 111.8% increase in average days listed.
Median home prices varied across the region:
78669: decreased by 19.5%
78738: increased by 15.3%
The majority of sales were concentrated in ZIP codes 78738 and 78746.
Market totals
Across the six ZIP codes tracked, the median home price dropped from $928,000 in 2024 to $825,000 in 2025. Total dollar volume of homes sold rose from $184.65 million to $219.63 million, confirming strong overall sales growth in the area.
Regional context
In the broader Austin-Round Rock-San Marcos metro area, closed sales fell 3.2% in 2025, but inventory stabilized and prices normalized. Unlock MLS research advisor Vaike O’Grady noted that after early-year uncertainty due to interest rate sensitivity and high listing volume, the market recalibrated, with buyers returning and sales activity normalizing by December.
With mortgage rates expected to remain around 6%, the local real estate market is projected to stay steady moving forward.
